What is an Almshouse?

Almshouses represent one of the earliest forms of social housing in the UK, providing individuals with the opportunity to live independently while remaining connected to their local communities. Typically owned and managed by charitable organisations, almshouses are designed to support people facing financial hardship, ill health, or other personal challenges. Accommodation is offered to eligible residents under a licence to occupy, in line with the charity’s mission.

At Stone’s Court, the almshouses are managed by the City of Oxford Charity on a not-for-profit basis. Their purpose is to provide safe and comfortable housing for people “in need, hardship, or distress” who live in Oxford.

Becoming a Resident

Applicants must reside in the City of Oxford, typically living in the city at the time of application. When vacancies arise, the Trustees will advertise in the local press, at the property and on the charity’s website. Application forms will be available both online and from the Stone’s Court Office. Completed applications can be returned either by post to the Stone’s Court Manager or via email to scmanager@oxfordcitycharity.org.uk

Your application form will be reviewed, and if eligible, trustees will short-list applications based on need and suitability, then invite candidates for an interview.

If your application is successful, you’ll be invited to confirm your willingness and ability to pay the Weekly Maintenance Charge (WMC). In law, residents are not tenants and do not have a tenancy agreement. Many residents receive Housing Benefit, which helps to cover the Weekly Maintenance Charge. Residents are responsible for their own utility bills and council tax.

Stone’s Court Almshouses

Situated in the heart of St Clements, just a short, level walk from Cowley Road, Magdalen Bridge, and Oxford High Street, Stone’s Court offers a peaceful, supportive environment close to the vibrant life of Oxford. The site comprises 22 high-quality, self-contained flats, each thoughtfully designed to promote independent living within a close-knit community.

The almshouses are arranged around a central lawn in three distinct blocks, creating a tranquil and welcoming atmosphere. The original building, known as Stone’s Building, includes four one-bedroom flats and one larger flat suitable for a couple. Renovated and modernised in 2009, this historic block received two architectural awards for its thoughtful design and sensitive restoration.

The two additional blocks were built in the 1960s and provide much of the accommodation. One of these was extended and refurbished in 2019 to meet modern standards while preserving the character of the site. Each block contains eight flats arranged around two staircases to enhance accessibility and foster a sense of community.

An additional one-bedroom flat has been specially adapted for an ambulant disabled resident or couple, ensuring greater inclusivity across the site.

All flats include a comfortable sitting room, a separate, fully fitted kitchen, a bedroom, and an en-suite bathroom.

A well-appointed Community Room is available for social gatherings and activities, while a guest room allows friends and family to stay overnight for a small fee. A shared laundry facility is provided for convenience.

The beautifully maintained communal gardens offer a peaceful space to relax outdoors, and those with a passion for gardening can enjoy a small vegetable-growing area or tend a flower bed outside their own flat.
